In Louisiana, a soldier returning from Vietnam finds his wife in bed with her lover and he kills them both as well as a couple of friends, but he is attacked by a bird and he loses his eyes. Years later, the bodies have not been found and the former soldier is now a bird specialist (Dr. Fred Brown) living in a house nearby the swamp. When a group of college students go to the swamp on an assignment to research a species of woodpecker that is almost extinct, they head to Dr. Brown's house to get some tips of how to find the rare bird. They drive through the swamp where they find the house where the murders happened and they decide to stay there. During the night, weird things happen.

Torna dal Vietnam e fa un massacro, uccidendo nel sonno la moglie, l'amante e i suoceri. Il dottor Brown, un ornitologo con la casa piena di gabbie e di uccelli, lascia vivo solo il figlioletto, ma rimane accecato dalla femmina di un falco, che è stato ucciso anch'esso dal folle. Una ventina di anni dopo, Steeve con la sua ragazza Ann e cinque tra compagni e compagne di Università càpita nella zona alla ricerca di un raro esemplare di picchio dal becco di avorio, sul quale Ann vuole scrivere un articolo e gli altri fare uno studio, documentato possibilmente di foto e registrazioni. Il gruppetto si rifugia in una grande villa abbandonata e qui cominciano a verificarsi allucinanti episodi. Ad uno ad uno, infatti, i giovani vengono aggrediti sia in casa sia nel buio dei giardino da morti viventi e barbaramente uccisi: sono costoro le antiche vittime di Brown. Solo dopo tremende paure e tra i cadaveri dei loro compagni, Steeve ed Ann riescono a fuggire dalla villa maledetta. O lo stesso Brown che abita non lontano colui che incita i due a scappare: a suo dire, gli zombi ce l'hanno con coloro che hanno paura, ma Brown, cieco e solo, è riuscito a vincerla completamente.
